THERE ARE SEVEN REGULAR MEMBERS AND TWO ALTERNATES ON THE COMMISSION.

ONLY SEVEN MEMBERS WILL VOTE ON AN ISSUE, ALTHOUGH ALL MEMBERS WILL PARTICIPATE IN DISCUSSIONS AND DELIBERATIONS IN THE CASE OF THE ABSENCE OF A REGULAR MEMBER AND A DESIGNATED ALTERNATE WILL VOTE ON THE ISSUE.

UH, TONIGHT WE HAVE JUST FIVE COMMISSIONERS IN ATTENDANCE, SO EVERYBODY WILL BE VOTING.

THIS SITE WAS ZONED IN 2019 TO THE COLLINS ARAPAHOE PLAN DEVELOPMENT.

AND AS PART OF THE STATION AREA SUBDISTRICT, THE PROPERTIES TO THE NORTH AND SOUTH HAVE BEEN DEVELOPED WITH COMMERCIAL USES TO THE EAST ACROSS GREENVILLE AVENUE IS THE DART ARAPAHOE CENTER STATION AND TO THE WEST ACROSS CENTRAL EXPRESSWAY IS A CHURCH.

THIS SUBJECT SITE IN TOTAL IS 8.1 ACRES.

IT WAS DEVELOPED IN THE EARLY SEVENTIES WITH SIX SINGLE STORY COMMERCIAL BUILDINGS OFFERING 117,000 SQUARE FEET OF COMMERCIAL LEASE SPACE.

SO TONIGHT'S REQUEST FROM SHREDDER SKI SCHOOL IS A REQUEST FOR A SPECIAL PERMIT FOR INDOOR COMMERCIAL ENTERTAINMENT.

THE APPLICANT INTENDS TO OCCUPY THE 4,700 SQUARE FOOT LEASE SPACE IN THIS SO SOUTHERN PORTION OF BUILDING NUMBER TWO, UM, WHICH IS FACING ARAPAHO.

UH, THE APPLICANT HAS STATED THAT THE OPERATING HOURS WILL BE 8:00 AM TO 9:00 PM AND THEY WILL OFFER INDOOR SKIING AND SNOWBOARDING INSTRUCTION FOR CHILDREN AGED 10 MONTHS TO 10 YEARS OLD.

UM, IN ADDITION TO INSTRUCTION, THEY WILL OFFER, UM, CLASS, THEY WILL OFFER GATHERINGS SUCH AS BIRTHDAY PARTIES AND PARENTS NIGHT OUT AND SUMMER AND HOLIDAY CAMPS AT THE FACILITY.

IN TOTAL, THE SITE PROVIDES 306 PARKING SPACES.

ONLY 178 ARE REQUIRED PER THE PD.

UM, BASED ON THE APPLICANT'S EXPECTATION FOR, UH, ATTENDANCE AND FOR STAFF ON SITE, THEY EXPECT TO NEED 15 TO 20 PARKING SPACES ON SITE.

THE FLOOR PLAN PROVIDED BY THE APPLICANT ILLUSTRATES HOW THE INTERIOR WILL BE, UH, MADE TO SIMULATE MOUNTAIN SKIING.

THEY WILL HAVE TWO RAMPS, A SIX FOOT AND A 10 FOOT TALL RAMP, UM, AS WELL AS OTHER AREAS FOR EQUIPMENT TO PRACTICE PRE-TRAINING AND STRENGTH TRAINING AND BALANCING ACTIVITIES.

THIS PHOTO SHOWS THE FRONT OF THAT BUILDING, AND THIS IS THE ENTRANCE FOR THAT LEASE SPACE AS SEEN FROM ARAPAHO.

AND FINALLY, SHOULD THE C P C ACCEPT THE REQUEST, THE MOTION SHOULD INCLUDE THE FOLLOWING CONDITIONS.

THE SPECIAL PERMIT WOULD BE LIMITED TO THE LEASE SPACE AS SHOWN ON THE CONCEPT PLAN.

IT SHALL BE LIMITED TO SHREDDER AND A BUILDING PERMIT SHALL BE

SO THE USE FOR AN INDOOR COMMERCIAL ENTERTAINMENT, WE DO NOT HAVE AN ESTABLISHED PARKING RATIO IN THE PLAN DEVELOPMENT OR IN THE COMPREHENSIVE ZONING ORDINANCE.

SINCE THESE, UM, TYPES OF USES ARE TYPICALLY, UM, BROUGHT FORTH WITH A SPECIAL PERMIT REQUEST, THAT IS, UM, THAT PARKING IS USUALLY USUALLY DETERMINED DURING THE, EITHER DURING THAT DISCUSSION.

UM, HOWEVER, THIS LOCATION WITH THIS PD, THE PARKING, UM, IS ONLY ADDITIONAL PARKING IS ONLY REQUIRED FOR ANY ADDITIONAL NEWLY CONSTRUCTED BUILDING.

UH, AND I WOULD TEACH KIDS.

UM, AND I DID THAT OFF AND ON UNTIL, UH, YOU KNOW, UNTIL I MOVED AWAY.

UM, I THEN STARTED GOING TO SKIING IN COLORADO A LOT.

UM, AND THAT'S WHERE I, UH, MET MY WIFE .

SO, UH, SHE STARTED SNOWBOARDING.

UM, BASICALLY I JUST HAVE SKIED AND SNOWBOARDED MY WHOLE LIFE.

UM, AT THE END OF LAST YEAR, I, UH, WAS KIND OF IN BETWEEN JOBS.

SHREDDER, UH, IS A FRANCHISE.

THEY ARE, THEY'RE BASED IN, UM, COLORADO.

UH, THEY JUST STARTED LIKE THEIR FRANCHISE PROGRAM AT THE END OF LAST YEAR.

SO IT WAS A PERFECT TIME FOR ME TO, I WAS KIND OF WANTING TO START MY OWN BUSINESS, GET, YOU KNOW, GET OUT OF, I WAS IN MEDICAL SALES, UH, GET INTO, YOU KNOW, STARTING MY OWN BUSINESS.

AND THEN SKIING WAS, YOU KNOW, A PASSION OF MINE.

SO I WAS LIKE, THIS IS AWESOME.

UM, SKIING, UH, IS IS AN EXPENSIVE SPORT, UH, FOR PARENTS TO TAKE THEIR KIDS TO THE MOUNTAIN, UM, AND GO AND SKI AND SNOWBOARD UP AT, YOU KNOW, VAIL, UM, OR, YOU KNOW, ANY OF THE MOUNTAINS.

IT'S LIKE 700 BUCKS FOR A DAY OF, OF A LESSON.

UM, SO I THOUGHT THIS IDEA WAS SO COOL THAT YOU COULD TEACH YOUR KIDS HOW TO SKI IN A CONTROLLED ENVIRONMENT, UM, YOU KNOW, HERE IN DALLAS AND THEN GO UP TO THE MOUNTAINS AND THEN THEY CAN, THEY CAN ALREADY BE, YOU KNOW, GOING DOWN THE HILL, UH, THEIR FIRST TIME THERE VERSUS TRYING TO, YOU KNOW, FUMBLE DOWN THE HILL WITH ALL THE SKI GEAR ON.

UM, DALLAS IS FROM SOME OF THE, UH, STUDIES THAT THE FRANCHISE OWNERS HAVE DONE, DALLAS IS LIKE ONE OF THE BIGGEST HUBS TO TRAVEL TO COLORADO AND UTAH TO GO SKIING.

SO WE HAVE A, A HUGE NUMBER OF PEOPLE THAT, THAT SKI HERE.

SO THEY THINK THAT THIS MARKET'S GONNA DO REALLY WELL WITH, UH, AN INDOOR SKI SCHOOL.

UM, SO YEAH, IT JUST KIND OF ALL CAME TOGETHER WHERE I WAS LIKE, THIS IS A GREAT IDEA.

I LOVE SKIING.

UH, IT JUST SEEMS REALLY COOL.

I'VE BEEN OUT TO COLORADO A FEW TIMES TO SEE THEIR, THEIR BUSINESS.

THEY HAVE SIX LOCATIONS THERE.

SO, AND IT'S REALLY, IT'S REALLY A, YOU KNOW, IT'S, IT REALLY CUTS BOTH WAYS BECAUSE IT'S, IT'S MAKING SURE THAT, UM, YOU KNOW, UH, THE TENANT, THE, THE STUDENTS AND, AND THOSE ENTERING THE OTHER VACANT SPACE THERE WHEN IT'S OCCUPIED, KNOW WHERE THEIR PARKING IS AND VICE VERSA.

PEOPLE GOING TO THE BENEFIT STORE, KNOWING WHERE THEIR PARKING SPACES ARE.
