UH, THEY HOST EVENTS SUCH AS CHILDREN, BIRTHDAY PARTIES, BABY SHOWERS, GENDER REVEALS AND BAPTISMS. THIS SPACE WILL BE LIMITED TO 49 GUESTS IN TOTAL AT MAXIMUM THE LEASE SPACE, I'M SORRY, THE EVENT CENTER WILL ONLY BE OPEN ON SATURDAYS AND SUNDAYS FOR EVENTS AND WILL BE OPEN TILL 10:00 PM AT THE LATEST.
THE CITY DOES NOT HAVE AN ESTABLISHED PARKING RATIO FOR A SPECIAL EVENT CENTERS.
THIS, THIS PROPERTY DOES PROVIDE 335 PARKING SPACES IN TOTAL.
TAKING A LOOK AT THE LEASE SPACE, UM, AND TAKING A LOOK AT THE OTHER SPECIAL EVENT CENTERS WE'VE PROVED IN THE CITY AND HOW WE HAVE APPLIED PARKING RATIOS TO THOSE.

IN TOTAL, THERE WOULD BE 315 PARKING SPACES PRO REQUIRED BASED ON THE CURRENT TENANT MIX, AND THAT WOULD LEAVE 20 SPACES, UH, AS A SURPLUS.
THE APPLICANT ALSO PROVIDED PARKING OBSERVATIONS ON THE WEEKENDS FOR THIS SITE AND FOUND THAT EVEN DURING PEAK TIMES, MOST OF THE PARKING SPACES REMAINED AVAILABLE.
