THE PROPERTY TO THE NORTH HAS BEEN DEVELOPED WITH A DOGGY DAYCARE AND BOARDING FACILITY TO THE SOUTH IS AN INDOOR SOCCER FACILITY TO THE EAST IS COMMERCIAL AND RETAIL AND TO THE WEST IS OFFICES.

SO THIS PROPERTY, UH, IN CONJUNCTION WITH THE PROPERTY TO THE NORTH, UH, HAS OPERATED AS A CHILDCARE CENTER IN THE PAST WHEN IT WAS FIRST APPROVED AS CHILDCARE CENTER IN 1990, UH, IN 19, I'M SORRY, IN 2019 THE PROPERTY TO THE NORTH UH, BROKE OFF FROM THAT OPERATION AND THEY RECEIVED APPROVAL FOR DOGGY DAYCARE AND BOARDING FACILITY.
AND THAT TIME WAS, UH, 2019 AND THE CHILDCARE CENTER CEASED OPERATIONS AND HAS NOT OPENED SINCE.
SO BECAUSE THAT CHILDCARE CENTER CEASED OPERATIONS FOR A PERIOD EXCEEDING 180 DAYS, THE RIGHTS THAT WERE PREVIOUSLY ESTABLISHED WERE ABANDONED IN 2021, REQUEST FOR A SPECIAL PERMIT FOR A CHILDCARE CENTER WAS APPROVED AT THIS LOCATION AND THAT APPLICANT AT THE TIME WAS ABLE TO DO SOME UPGRADES TO THE SITE, BUT THEY WERE NOT ABLE TO OBTAIN A BUILDING PERMIT AND THEY MOVED ON TO ANOTHER LOCATION AND THEIR SPECIAL PERMIT EXPIRED.
SO TONIGHT WE HAVE A NEW APPLICANT REPRESENTED BY, UH, AS GOOD SHEPHERD NORTH TEXAS, WHO

SEEK TO OPEN AND OPERATE CHILDCARE CENTER.THEY WILL OFFER CARE TO CHILDREN AGES, UH, INFANTS TO 12 YEARS OLD.
THEY'LL BE LIMITED TO A MAXIMUM OF 80 CHILDREN AND THAT WILL BE A SPECIAL CONDITION OF THE SPECIAL PERMIT.
THE HOURS OF OPERATION WILL BE MONDAY THROUGH FRIDAY, 6:30 AM TO 6:30 PM AND DROP OFF AND PICK UP PROCEDURES WILL BE MANAGED THROUGH A A MOBILE CHECK-IN SYSTEM, PARENTS WILL BE ASKED TO PARK AND ESCORT THEIR CHILDREN TO THE FRONT DOOR.
IN THE FRONT PARKING LOT, THERE ARE 16 PARKING SPACES PROVIDED ON SITE, WHICH DOES MEET THE REQUIREMENT FOUND IN THE COMPREHENSIVE ZONING ORDINANCE FOR ONE PARKING SPACE PER 300 SQUARE FEET.
AND THIS BUILDING IS 4,784 SQUARE FEET.
UH, HOWEVER, IN 2021 WHEN THE PREVIOUS SPECIAL PERMIT WAS BEING CONSIDERED, THERE WAS CONCERN ABOUT, UH, PARKING ON SITE AND LIMITED MOBILITY FOR PARENTS ENTERING AND EXITING DURING THOSE DISMISSAL AND ARRIVAL TIMES.
SO IT WAS ASKED THAT THE APPLICANT REACH OUT TO THE PROPERTY OWNER TO THE SOUTH AND ENGAGE IN A SHARED PARKING AGREEMENT WITH THEM.
UH, THEY, THE NEW APPLICANT INTENDS TO DO SO AND THEY'VE PROVIDED AN INFORMAL AGREEMENT WHICH SHOWS THEY WILL BE AVAILABLE, UH, TO USE 10 PARKING SPACES OFFSITE.
SO IN TOTAL, THE SITE WILL HAVE ACCESS TO 26 PARKING SPACES.
UH, THEY WILL ALSO ENTER INTO A SHARED DUMPSTER AGREEMENT WITH THE PROPERTY TO THE SOUTH.
THE SITE PROVIDES A PLAYGROUND WHICH IS APPROXIMATELY 3000 SQUARE FEET.
A PORTION OF THE PLAYGROUND WILL HAVE A SOFT PLAY AREA AND THE REMAINING CONCRETE AREA WILL BE USED AS PLAY AREA.
THAT PLAYGROUND IS SURROUNDED BY A SIX FOOT TALL SOLID VINYL FENCE.
