THIS, THIS PARKING LOT IN TOTAL PROVIDES 706 70 PARKING SPACES AFTER PARKING SPACES ARE ACCOUNTED FOR. THE OFFICE USES, THERE ARE 468 SPACES AVAILABLE. THE CITY DOES NOT HAVE A PARKING RATIO FOR PRIVATE UNIVERSITY. THE SITE IS APPROXIMATELY SIX ACRES AND IS DEVELOPED A TWO STORY 106,000 SQUARE FOOT MULTI-TENANT OFFICE BUILDING. THE PROPERTIES SURROUNDING IT, BOTH TO THE NORTH AND SOUTHEAST AND WEST, HAVE BEEN DEVELOPED WITH A VARIETY OF OTHER OFFICE USES, COMMERCIAL USES AND SOME LIGHT INDUSTRIAL USES LIKE DISTRIBUTION AND WAREHOUSING. THE FUTURE LAND USE PLAN CALLS FOR THIS AREA TO BE INNOVATION OR INDUSTRY WHICH ALLOWS LIGHT INDUSTRIAL MANUFACTURING OFFICES AND, UH, THE LIKE AS PRIMARY USES AND ENTERTAINMENT AND RECREATION AS SECONDARY USE. WE DO NOT HAVE AN ESTABLISHED PARKING RATIO FOR EVENT CENTERS, BUT IN LOOKING AT OTHER EVENT CENTERS WE HAVE APPROVED IN THE PAST, WE ARE RECOMMENDING A RATIO OF ONE PARKING SPACE PER 100 OF TOTAL QUA SQUARE FEET AND FLOOR AREA. THIS OFFICE PARK PROVIDES 411 PARKING SPACES IN TOTAL. AND AFTER REMOVING THE REQUIRED PARKING SPACES FOR THE OFFICE USES, THERE ARE 217 PARKING SPACES AVAILABLE FOR THIS USE. AND IN USING THE RATIO OF ONE TO 144 PARKING SPACES WOULD BE REQUIRED FOR THE EVENT CENTER USE. THE PROPOSED HOURS OF OPERATION ARE MONDAY THROUGH THURSDAY FROM 5:00 PM TO 12:00 AM FRIDAYS AND SATURDAYS 9:00 AM TO 1:00 AM AND SUNDAYS FROM 9:00 AM TO 12:00 AM AND THE APPLICANT EXPECTS BASED ON THE PRELIMINARY BUILDING PLANS THAT THIS FACILITY CAN HOST UP TO 99 ATTENDEES.
